FAQ
What should you do if your water tank is leaking?
Figure out where the leak is coming from. Check for any other close by sources of water. Dry the water on the floor and make sure it is indeed coming from the hot water tank.
Turn off the power. If you have an electric water heater, turn off at the circuit breaker. If you have a gas water heater, there should be an on/off switch on the tank.
Turn off the water supply at the cold water shut-off valve. If you can’t reach it safely, turn off the main shut-off value to the house.
Determine what is causing the leak. Some common locations are; where the inlet and outlet pipes are attached to the tank. You may have an easy fix if either of these are the source, you may just need to tighten a couple loose connections. Check the temperature & pressure relief valve (T/P valve), if heat or pressure has built up in the tank, the value will be releasing water. A leak from here, may mean you need to call a professional. Check the drain value near the bottom of the tank, if there is a leak here, it is an easy fix. If the Internal tank is leaking you won’t be able to see this from the outside. If the problem is the internal water tank that is leaking you will need to replace the tank.
Repair or replace your water tank. There are some instances in which your water tank can be repaired. As mentioned above if you have loose connections to your inlet and outlet pipes, your drain value, or you have a problem with your temperature and pressure valve, you may be able to repair your tank. If your internal tank is leaking, you will need to replace your water heater. In either case, it’s recommended you contact a professional to deal with it.
I have very little hot water or no hot water, what do I do?
If you have an electric tank, your problem could be your elements. Elements can be replaced but if your tank is over 8 years old, it may not be worth paying to have it replaced, consider pricing a new tank. If it’s a gas tank, you could have a problem with your gas value. In either case, it’s recommended you contact a licensed plumber.
